There is also an enormous potential for a hard working able bodied person to have a very profitable Wholesale Plant Nursery on this southern Central Virginia farmland. About 30 of the 47 acres could be used for a Wholesale plant nursery, container or field grown wholesale plant nursery for trees, bushes, shrubs, upwards of 25 acres are clear and available to plan almost right away with minimal preparation to start planting serving everywhere from Washington DD, Northern Virginia, to Charlottesville Albemarle County and all of Orange, Louisa, Spotsylvania county VA with a source of outstanding locally grown Christmas trees. The land is perfect for it, and despite being on a relatively narrow right of way, it should not be a problem for retailing or wholesaling Christmas trees since the land is zoned agricultural and Choose and cut Christmas trees is about as agricultural as anyone can hope to get. There are only a negligible number of spruce trees growing here now; This is not currently a Christmas tree farm, we are just suggesting a possible use for this farm I am selling. I have been in the wholesale and retail Christmas tree business since the 1970's, and right now the demand is high and the supply very low since many of the old time Christmas tree growers are getting out of the business. Yet there are lots of families who want to be able to take their kids to cut down a real Christmas tree instead of just buying one from Wal-Mart or Food Lion. This is what I bought it for originally, but then I realized how little sense it makes for a wheelchair guy to try top run a wholesale tree farm. It doesn't take a rocket scientist to grow a good Christmas tree. All it takes is the ability to walk around each tree with the equivalent of a sickle and shear each tree into a slightly groomed (but not too manicured) cone shape every year after they are about 4 years old until they sell at 9 - 11 years old. It would require a little grading to make sure everything has adequate drainage since there are some wet spots that didn't matter for the Oak trees that were growing here years ago.
